An individual lease is a per-bed lease. You sign a lease for a bed in the apartment and share common areas with roommates. This means you are only responsible for your installment. This allows you to live with roommates without having to worry about whether they’re going to pay on time.
Your contract is based on a total amount that is divided into 12 equal installments for convenience. Because of this, your first and last month’s rent are not prorated.
Installments are due by the 1st of each month. You can pay this through your resident portal with a debit/credit card or e-check. You can also bring in or mail a check or money order to the leasing office.
All leases are 12-month installments. If you need to get out of your lease early, you can sublet your unit by finding somebody to take over the remainder of your lease. Please contact the front office to discuss in detail. A sublet fee may apply.
A guarantor is a co-signer for your lease agreement and allows us to qualify you for your lease based on their income. A resident can act as their own guarantor if they can show documentation as outlined in the lease agreement that they have income greater than three times the rental installment.
We need your Social Security number to run a standard criminal background check.
Yes. Roommate matching is available if you are not able to fill your unit.
Tenant liability insurance is required for all residents of the property. Residents will be required to enroll via AppFolio upon entering the lease signing process. Residents will also have the option of purchasing renter’s insurance to cover their personal belongings. While residents may obtain their own equivalent insurance coverage, they will be automatically enrolled in the AppFolio program if they fail to provide proof of their own coverage
Hawks Ridge has its own onsite, dedicated Maintenance Team. Please submit a maintenance request through the tenant portal.
From the Home or Maintenance tab, click Request Maintenance.
Enter a detailed description of the issue, upload one or more photos of the item needing attention, give the property manager permission to enter with their key, then click Submit Request.
